As Dubai Builds Upward, the Real Test of a Building Is What Happens Inside It 

Dubai’s skyline tells a story of scale: another record year of transactions, another cluster of towers rising south of the city, another wave of mixed-use developments promising more square footage than the market has ever absorbed. But ask urban planners what actually worries them about vertical growth, and the answer rarely touches the façade. It touches the lobby, the lift lobby specifically, and the seconds a resident or office worker spends waiting for a door to open.

That waiting time has quietly become one of the more closely watched metrics in high-density design. As buildings get taller and denser, the systems that move people through them stop being background infrastructure and start functioning as a measure of whether a development actually works.

The Metric Nobody Puts in the Brochure

Real estate marketing tends to sell views, finishes, and amenities. It rarely sells circulation, the ease with which hundreds or thousands of people move between a building’s entrance, its floors, and its exits over the course of a day. Yet circulation is often what determines whether a tower feels efficient or chaotic, particularly during peak hours in a 40- or 50-storey residential block where a single bank of lifts might serve several hundred units.

Transport engineers who study high-rise buildings generally treat vertical transportation the way road planners treat traffic flow: as a system with capacity limits, bottlenecks, and predictable failure points if demand isn’t modelled properly at the design stage. A building with too few lifts, or lifts that are poorly zoned across its floors, doesn’t just inconvenience residents, it can undermine occupancy rates and rental value, because prospective tenants notice queuing within the first week of moving in, even if they can’t always articulate why the building feels slow.

This is the reasoning behind what the elevator and escalator industry now calls “people flow”; a design discipline that treats the movement of occupants as a planning problem in its own right, alongside structural engineering and MEP systems. Density Changes the Engineering Question

In a five-storey walk-up, vertical transportation is almost an afterthought. In a 60-storey tower with mixed residential and retail use, it becomes one of the defining engineering questions of the entire project, on par with structural load and fire egress. The number of lifts, their speed, their destination-control logic, and even where they’re grouped within the core all affect how long people wait and how a building performs during a morning rush or an evacuation.

The same recalibration is happening beyond Dubai. Riyadh’s giga-projects and the vertical expansion tied to Vision 2030 have pushed Saudi developers to confront identical questions of lift capacity and zoning at a scale the market hasn’t previously built for, and demand for people-flow expertise in Saudi Arabia has grown alongside it. Doha has followed a comparable trajectory since hosting the 2022 World Cup, with towers along the Corniche and in Lusail designed around dense, mixed-use footfall rather than single-purpose office use — a shift that has made vertical transportation planning in Qatar as central to a project’s viability as its structural design. 

This is where the industry’s more recent shift toward predictive, data-driven maintenance has changed expectations. Older lift systems were serviced on fixed schedules, regardless of actual wear, which meant faults were often caught after they interrupted daily use. Systems built around continuous monitoring flag irregularities, unusual vibration, temperature changes, longer response times, before they become breakdowns. For a Business Bay office tower or a residential block on the outskirts of Dubai South, the practical difference is fewer unscheduled outages during the exact hours when hundreds of people are trying to get to work or home.

Sustainability has entered the same conversation for a more direct reason: energy use. Elevators and escalators can account for a meaningful share of a commercial building’s electricity consumption, and manufacturers have spent the past decade re-engineering motors, standby modes, and regenerative braking to cut that draw. In a market where developers increasingly market buildings on green-certification credentials, the mechanical performance of lifts and escalators has become part of that calculation, not a footnote to it.

What Changes for the People Who Live There

None of this is abstract for the person waiting in a lobby at 8:15 in the morning. Poorly planned vertical transportation shows up as delay, crowding at peak times, and, over a longer horizon, as maintenance disruption that residents remember when their lease is up for renewal. Well-planned systems tend to disappear entirely from a tenant’s attention, which is arguably the point: nobody praises a lift for working, but everyone notices when it doesn’t.

That asymmetry is why people flow has moved from an engineering afterthought to a design brief item discussed at the same table as unit layouts and amenity decks. Developers competing for tenants in an increasingly crowded Dubai market are starting to treat vertical transportation planning the way they treat parking ratios or floor-to-ceiling heights: a specification buyers may not ask about directly but will absolutely feel.

For a city adding supply at the pace Dubai has sustained through 2026, that shift matters more than another headline transaction figure. The towers being marketed today will be judged, years from now, less by their launch-day renderings than by how smoothly they moved the people inside them — a test that has very little to do with the skyline and everything to do with what happens between the ground floor and the fortieth.
