Southern Nevada media provider defines what may and may not be altered in listing photography, and invites Las Vegas brokerages and photographers to adopt the standard

LAS VEGAS, Nev. — September 2, 2026 — AVIA Media Group, a Las Vegas real estate media company serving Southern Nevada agents since 2019, has published The Southern Nevada Listing Image Standard — a plain-language document defining where photo enhancement ends and misrepresentation begins in Las Vegas real estate photography.

The company is inviting other Southern Nevada media providers, brokerages and agents to adopt it.

A gap between capability and regulation

AI editing tools have advanced faster than the rules governing their use. National Association of REALTORS® data indicates 68% of agents now use AI tools, with 39% using AI specifically for image editing.

Regulation has lagged. California enacted legislation effective January 1, 2026 requiring conspicuous disclosure when real estate images are digitally altered, along with buyer access to the original unaltered image. Nevada has no equivalent statute.

The result is that Las Vegas agents, sellers and buyers are operating without a shared definition of acceptable practice at exactly the moment the tools have become powerful enough to make the distinction matter.

What the standard covers

The document divides listing image practices into three categories.

Permitted: color and exposure correction, lens distortion correction, sky replacement, virtual twilight photography, virtual staging of vacant rooms, and removal of temporary items such as trash containers, vehicles and personal clutter.

Not permitted: removing or concealing damage, defects or deferred maintenance; altering structural elements; obscuring adjacent structures, power lines or road proximity; changing the apparent dimensions of rooms, lots or pools; and generating features that do not exist on the property.

Required disclosure: clear labeling of any virtually staged or digitally altered image, inclusion of the unaltered original in the same listing gallery, and notation in the listing remarks.

The governing principle is a single sentence: enhancement may improve how a property is presented, never what a property is.

Why a media company is writing it

Jones added that the standard is intended to be practical rather than restrictive. “Nothing in this document stops anybody from making a house look beautiful. Virtual staging still works. Virtual twilight still works. Sky replacement still works. All this says is that when a buyer drives out to Henderson on a Saturday, the house they walk into should be the house they saw online. That shouldn’t be a controversial position.”

Adoption and next steps

AVIA has committed to operating under the standard across all Las Vegas real estate photography, virtual staging and enhancement work, and is contacting Southern Nevada brokerages and competing media providers about adoption.

The company intends to review the document annually as AI editing capability advances, and has made it freely available for reference by agents, brokerages and professional associations without cost or attribution requirements.

Practical benefit for listing agents

Beyond compliance, the company argues clear disclosure produces better outcomes at the showing.

Buyers who encounter a virtually staged room without knowing it was staged frequently arrive expecting furnishings that do not exist, which undermines confidence in the entire listing. Labeled staging paired with the unaltered original avoids the disconnect while retaining the benefit — helping buyers judge scale and function in an empty space.

The same logic applies to virtual twilight and sky replacement, both of which are widely accepted presentation techniques when identified as such.
