Key Cutting Demand in Dubai Jumps as Short-Term Rental Market Expands
Dubai, UAE – Dubai’s booming short-term rental sector is driving unexpected demand in a traditional trade: key cutting. Locksmith service providers report that key duplication and lock replacement requests have risen by over 45 per cent in the past 18 months, fuelled by holiday home operators who cycle through dozens of tenants per year.
The Department of Economy and Tourism recorded more than 22,000 active holiday home permits in Dubai as of February 2026, up from 14,000 two years ago. Each property typically requires multiple key sets – for cleaners, maintenance teams, property managers, and a rotating cast of guests.
“A villa operating as a holiday home might need eight to ten key sets at any given time,” said Tariq Al-Mansouri, security services manager at European Technical. “Keys get lost, locks wear out, and operators need to rekey between problematic tenancies. It’s steady, repeat work.”
The trend is particularly visible in tourist-heavy areas. Key cutting services in City Walk, where serviced apartments and holiday homes cluster around the retail district, have seen some of the sharpest increases. Similarly, residential communities like The Springs – where an older housing stock means more traditional lock-and-key systems – report consistent demand for duplication and replacement.
Beyond simple duplication
Modern key cutting in Dubai has moved well beyond the hardware-store key grinder. High-security locks from brands like Mul-T-Lock, EVVA, and Abloy use restricted keyways that require dealer-authorised blanks and specialised cutting machines. Transponder keys for electronic locks add another layer of complexity.
“About 30 per cent of our key work now involves restricted or electronic systems,” Al-Mansouri said. “You can’t copy a Mul-T-Lock key at a kiosk in the mall. It needs to be cut on the manufacturer’s registered machine, with a security card to authorise the duplication.”
The shift has professionalised the trade. Where key cutting was once a sideline for hardware shops, it now requires trained technicians with access to brand-specific equipment.
Security concerns
Dubai Police statistics indicate that 70 per cent of residential burglaries in the emirate involve no forced entry – suggesting that compromised keys, unlocked doors, or weak locks account for the majority of break-ins. The figure has prompted both police and property management firms to advocate for periodic lock upgrades and restricted key systems.
Providers like European Technical now bundle locksmith services with broader home security assessments, offering lock audits alongside key duplication.
“We’ll go in to cut keys and notice the tenant has a basic pin-tumbler lock from the original fit-out – 15 years old, easy to bump or pick,” Al-Mansouri said. “We flag it. Most of the time, the owner didn’t know there was a problem.”
Smart locks gaining ground – but slowly
Digital and smart lock adoption in Dubai is growing, particularly in new developments where keyless entry comes standard. But retrofit uptake in older communities remains modest, estimated at under 10 per cent of residential properties.
Cost is a factor – a quality smart lock runs AED 800 to 2,500 installed – but so is reliability in Dubai’s climate. Extreme heat can affect battery life and electronic components, and power-dependent systems need mechanical backup in case of failure.
“Smart locks make sense for some properties, but they’re not a universal replacement yet,” Al-Mansouri said. “We still cut more physical keys than we install digital locks, and that ratio hasn’t changed much in the past two years.” High-rise communities like Dubai Marina, where locksmith callouts skew heavily toward lockouts and key replacements for apartment doors, remain firmly in the traditional lock-and-key camp.
For now, the key cutting trade in Dubai appears resilient, sustained by a property market that keeps growing and a hospitality sector that keeps turning over tenants.
