Bangna–Trad Road emerges as Bangkok’s primary distribution corridor
Bangna–Trad Road is a major freight corridor connecting Bangkok with Chonburi and the Eastern Seaboard, making it a strategic location for logistics operators establishing or relocating distribution facilities. Its advantage lies in providing access to both Bangkok’s consumer markets and key export routes to Laem Chabang Port. SCX Logistics has two warehouse sites along this corridor, with the larger site offering more than 80,000 sqm of leasable space.
Why are distribution tenants moving to this corridor specifically?
A warehouse earns its place on a shortlist by solving two problems that used to need two separate sites. One is reaching Bangkok’s own consumer and retail demand. The other is reaching the export lanes toward Laem Chabang Port and the Eastern Economic Corridor. Bangna–Trad Road does both from a single location, which is why developers have concentrated capacity along it rather than spreading it across the city’s edges.
SCX Logistics operates two sites on the road, leased as warehouse or factory space under industrial zoning. The larger, SCX Logistics Bangna Km.20, offers 80,000 sqm of leasable space, in units from 1,700 to 25,000 sqm. Km.23, a few kilometres further out at Soi Wat Bua Roi, adds another 17,000 sqm. Both carry Purple zoning, the Thai industrial designation under which warehouse and factory use is routine rather than something a tenant has to argue for.
What has changed about what tenants ask for?
Tenants relocating their operations increasingly assess warehouses on more than size and rental cost. Flood resilience during the rainy season and the flexibility to accommodate both storage and light manufacturing within the same building are becoming important considerations.
At Bangna Km.20, flood protection is addressed through a series of elevation levels. The internal road is 30 cm above Bangna–Trad Road, while the loading yard is raised a further 10 cm above the internal road. The warehouse floor is then elevated to 1.3 m above the loading yard, placing it approximately 1.7 m above the public road. These graduated levels help reduce the risk of water entering operational areas, from the access road and loading yard to the warehouse floor.
The facility is also designed to support either warehouse or factory use, subject to the specific operation and required approvals. This flexibility can benefit businesses whose operations evolve over time. For example, a tenant may initially use the space for storage and repacking before introducing light assembly. Having a facility that can accommodate these changing requirements may help avoid the cost and disruption of relocating as the business grows.
What does a site on this corridor need to offer on paper?
Two figures decide whether a building works for a given tenant before anyone visits the site. Floor loading at Bangna Km.20 is rated at 4 tons per square metre, which sets what racking and heavier equipment can sit directly on the slab without extra structure. Clear height runs to 12 metres, so added volume comes from building upward rather than leasing more land.
Loading is provisioned at one dock and dock leveller per 1,000 sqm. EV chargers are provided for tenant vehicles.
Is the corridor only for warehouse operators, or also for factories?
Both. Bangna Km.20 is registered as Warehouse/Factory in a General Zone, and SCX leases ready-built and built-to-suit space along the corridor. Ready-built suits a tenant who needs to move in on a fixed schedule. Built-to-suit suits one whose process needs a layout a standard shell does not provide.
SCX Logistics Bangna Km.20 is the fuller-specification of the two Bangna sites, with units designed from 1,700 to 25,000 sqm. SCX’s full portfolio of warehouse and factory sites in Thailand sits at the SCX Logistics hub page.
