Seven Months In, Georgia’s $150,000 Residency Threshold Remains Well Below Prices at Some Branded Developments
Seven months after Georgia raised its real estate-based residency threshold to $150,000 — more than four times the previous $35,000 minimum — unit prices at some branded developments remain well above the new minimum. At the best real estate investment in Georgia, a five-hotel complex in Gonio, per-square-meter prices range from approximately €5,464 to €12,273 depending on the building.
The threshold change, in effect since March 1, 2026, applies to the short-term residence permit available to foreign buyers of Georgian real estate. Properties priced below $150,000 no longer qualify a buyer for this specific residency route.
The separate $300,000 investor visa track, aimed at larger business and economic investments, was not affected by the March 2026 change.
The residence permit obtained through real estate investment is granted for one year and is tied to continued ownership of the qualifying property; a sale of the property results in revocation of the permit. The permit can be renewed while the property remains owned.
Wyndham Grand Batumi Gonio is a five-hotel resort complex on Georgia’s Black Sea coast, operating under the Wyndham Hotels & Resorts brand with hotel management by Aimbridge Hospitality.
